Can an Oil Tank Sweep Miss a Tank?

Backyard of a New Jersey home where the ground is being checked for a buried oil tank

Short answer: yes, it can happen, and any company that says otherwise is overselling. A sweep is a search, and searches have limits. The useful question is what those limits are and how to reduce them.

What reports usually say

Sweep reports commonly include a line saying that no guarantee can be made that every target will be detected at a particular site. That is not a legal dodge; it reflects how detection works. Equipment responds to what it can sense, in the conditions it is used in.

What can get in the way

  • Buried utilities and metal. Rebar, pipes, wires and fences create responses that can hide or mimic a tank.
  • Structures. Decks, sheds, driveways, patios and additions can block access or interfere with equipment. A tank can lie partly under a building.
  • Soil. Wet or clay-heavy soil reduces how deep radar can see.
  • Depth. Equipment has depth limits, and a deep tank can be harder to detect.
  • Tank material. Metal detectors do not respond to non-metal tanks. That is one reason radar is often added.
  • Vegetation and surface conditions. Dense brush, roots, steep slopes and standing water limit where equipment can go.

How to reduce the chance of a miss

  1. Use more than one method. See Ground Penetrating Radar vs. Metal Detector for Oil Tanks.
  2. Clear access first. Move vehicles, trim brush, unlock gates. See How to Prepare Your Property for an Oil Tank Sweep.
  3. Share what you know. Old records, surveys, the location of pipes and the heating history help the technician focus.
  4. Read the report’s limits. A good report says which areas were not searched.
  5. Follow up on unclear signals. When something shows up and cannot be identified from the surface, an exploratory dig settles it.

When a clean report is still not the end

If the house shows other signs of a tank, such as a capped fill pipe or oil lines that end in the ground, say so to the company and discuss whether more work makes sense. The sweep is one piece of information.
